Why Buyers Should Be Watching Inventory Trends Closely This Summer

If you’ve been watching the local real estate market and waiting for more homes to hit the market, you’re not alone. Many buyers are feeling the pinch of limited inventory—and the numbers back that up.

The chart below (based on data from Realtor.com) tracks the number of new listings added each month in Glastonbury compared to national trends:

You’ll notice something important right away: while national inventory (orange line) has been steadily climbing since December, Glastonbury’s new listings (blue bars) have remained stubbornly low—especially when compared to last year’s peak.


What the Numbers Show


In April 2024, there were 24 new homes listed in Glastonbury. By July, that number had more than doubled to 50 listings—the highest of the year. But after September, inventory fell sharply through the winter months, bottoming out at just 14 homes in January 2025.


Since then, we’ve seen a modest rebound—26 homes listed in April 2025—but that’s still well below the 40+ listings we saw consistently last summer.


What This Means for Buyers

If you’re actively shopping for a home in Glastonbury, this chart is telling: we’re still in a tight inventory environment, but the seasonal trend suggests we could be right on the verge of a shift.


📈 If this summer follows last year’s pattern, we should begin to see a meaningful increase in new listings starting this month (May) and into June and July.


That could mean:

  • More options to choose from

  • Slightly less competition per property

  • A better chance of finding the right home without waiving every contingency


What I’m Seeing on the Ground

In the past two weeks, I’ve already seen signs of this pickup. More sellers are asking for listing consultations, and several homeowners who had been “on the fence” earlier this spring are now prepping their homes for summer showings.


That said—buyer demand remains high, and well-priced homes are still moving quickly, often with multiple offers.

If you’re a buyer who felt discouraged over the winter, now is the time to re-engage. This summer could bring the wave of inventory you’ve been waiting for—but timing and preparation will still be key.


Make sure your financing is lined up, your wish list is clear, and you’re ready to move when the right home appears.
